I've been wanting to do this for a while. Every couple weeks, I'll break down what's really happening in our local market, Ada, Forest Hills, East Grand Rapids, Cascade, Rockford, and the lakeshore, straight from what I'm seeing on the ground with my own clients and listings.
No sugarcoating. No "the market is hot!" nonsense unless it's actually true. Just the real picture.

What I'm seeing right now
Grand Rapids is still very much a seller's market. Inventory is sitting around 1.1 to 1.2 months of supply, which is tight by any measure, and well-priced homes are moving fast, typically going pending within about a week. A little over half of homes in the area are closing above their asking price right now. If your listing sits longer than that, it's usually a pricing issue, not a market issue.
One thing worth knowing
Mortgage rates have been creeping up again. They climbed through July, landing around 6.66% by month's end, the first sustained upward run since winter. That's cooling some buyer urgency at the margins, but it hasn't dented demand for well-priced homes in Ada, Forest Hills, or EGR. If you're a buyer waiting for rates to drop before you shop, know that competition on good listings isn't waiting with you.

This one's got range.
